• Prepare construction budget according to plans, specifications and blueprints. Prepare estimates/budgets used by management for purposes such as planning, organizing, and scheduling work.

• Perform initial due diligence of assigned projects to include zoning and code review, title work review and project risk assessment. Secure all necessary permits and/or approvals in accordance with the project schedule.

The Construction Senior Project Manager will be responsible for overseeing the construction of multiple commercial, and industrial projects throughout the Chicago-land area. They will be working on the project from start to finish. They are responsible for overseeing project managers, superintendents, and working closely with the developers.

• Manage administrative construction duties, including document control
• Prepare submittal schedules for approval and distribution

• Manage effective value engineering exercise to reduce cost without sacrificing program/ quality or increase quality / program without increasing cost.

• Provide a daily client update including project progress report and photographs; keep a daily log of what took place on-site for each project. Communicate with the client daily about the project and be prepared to answer their questions.

The Assistant Project Manager, will be in charge of planning and coordinating technical engineering initiatives to make sure they can complete a project within their budget and according to a schedule. Their duties include upholding project standards by researching compliance regulations, developing project implementation plans and adjusting specifications for elements of a project.

Conduct preliminary project evaluations encompassing zoning regulations, building codes, property title examinations, and risk analysis. Obtain required permits and authorizations in alignment with established project timelines.

Execute primary project vetting, including assessment of zoning laws, building standards, title documentation, and potential liabilities. Procure all mandated permits and clearances as per the project's predetermined schedule.

Carry out foundational project research, focusing on zoning restrictions, regulatory compliance, title verification, and risk identification. Facilitate the acquisition of essential permits and approvals in synchronization with the project's chronological framework.

• Employ Project Management Systems to manage and control the project documentation and cost controls. Supervise and monitor the preparation and reporting of RFI logs, submittal logs, testing and inspection reports, safety inspections and reports, change order logs and other related reports.

• Complete Budgeting and Scheduling for projects and track same. Monitor progress, requisition change orders and identify any potential risks. Maintain relationships with sub-contractors and clients.

• Communicate daily with owners, tenant reps, construction managers, superintendents and project coordinators. Review original estimates and analyze total proposal packages, proactive pre-job planning including: design development, conceptual estimating, scheduling, bidding, buyout, contracts, project team communications and team building.

Perform basic estimating duties such as data input, preparing RFI's, and reviewing plans and requirements for construction. Responsible for all documentation for the project, and review, set, and manage budget throughout the project.

Act as main line of communication across entire project. Assure projects run on time, on budget, and meet safety standards.
